New buildings

  • Plots of land with at least 1,3000 m² gross floor area

  • Planned properties with at least 1,300 m² gross floor ares

  •  No heritable building right

Existing properties

  • Hotel properties or serviced apartments without operators with at least 30 units

  • Properties for conversion with at least 1,300 m² gross floor area

Construction law

  • Core area (MK), mixed-use area (MI) and § 34 BauGB (Building Code) commercial use

Technical data

  • 43 m² gross floor area per apartment
    30 m² net floor area per apartment

  • Lobby with entrance area

  • No food service
    No fitness rooms
    No event rooms

Contract option

  • Long-term commercial lease agreement
  • Purchase of land or properties for conversion
